An inspection records visible conditions at the agreed stage and documents concerns, evidence and limitations. If your builder, certifier or insurer requests a specific certificate or declaration, ask who must issue it and what it must cover before booking.
Australian Standards and project requirements
Where relevant to the agreed scope, assessment may refer to AS 3740 for domestic wet areas, the AS 4654 series for external above-ground waterproofing, applicable National Construction Code requirements and available product instructions. Applicable requirements depend on the project and work being assessed; mentioning a standard is not a guarantee of compliance.
Before tiling, or after a leak appears?
For accessible new waterproofing, book a pre-tile or pre-cover inspection at an agreed hold point. For existing bathrooms, showers or balconies with water ingress, a leak investigation and defect report is usually more relevant. Strata concerns involving several areas may need a common-property assessment.
